Q: How many homes are in River's End, what are the approximate sizes of the
homes, and how many Phases are there in River's End?
A: There are now 112 homes in River's End located in through out Phases I, II,
III, & IV. Homes range
in size from 2,200 square feet to over 5,000 square feet. Currently there are
four Phases in River's End. Phase V will open in the summer of 2004.
Q: Is there a homeowner's association in River's End and if so, how much are
the homeowner's dues?
A: Each Phase in River's End has a separate homeowner's association. Phase I, &
II have joined together and formed River's End Property Owner's Association
Phase I& II. Phase III has a separate association. Phase IV will be
governed by the developer until 75% of the lots are sold. Then
the association will be turned over to the homeowners in Phase IV. The
same will apply in Phase V. The dues in Phase I & II are now $200.00 a year
and are determined by the homeowners. Phase III dues are $150.00 per year and
are also determined by Phase III homeowners. Dues are allocated to
maintenance, street lighting, and road repairs within their own
jurisdictions.
Q: Is River's End governed by restrictions?
A: River's End is a deed restrictive community and a copy of the restrictions for
each Phase may be obtained from the developer or the respective homeowner's
associations. The homeowner's association in each Phase is charged with
the enforcement of the restrictions.
Q: There is a lot of open space in River's End. Can and will this land ever
be developed?
A: All plotted open space in River's End Phase I, II,III, and IV will never be
developed. These lands are set aside in perpetuity as a nature preserve and
are deed restricted to continue for the same in future generations.
